We see the Suva harbour area as holding much development potential that provides for the great range of people who use the harbour area, contributing to the unique urban character and business life of the region. We envisage this new building becoming an urban hub for the waterfront. The opportunity to develop a building that acknowledges the heritage of the past and the dreams of the new founded on a strong defining emphasis on Pacific identity.

We have undertaken preliminary calculations on current market Gross Leasable Area values to ascertain the likely income generation of the three main types: Retail, Commercial office, Residential. Some discussions were made with local real estate companies to gauge the current needs of the Suva waterfront property market. This information has been incorporated into the concept design.
As a result, two construction phases have been proposed with phase two including the addition of 2 levels of high end residential serviced apartments for short to long term tenancy. We believe these units will be in high demand due to the level of finish, easy access to amenities, transport and sea views.
If successful in our bid we would recommend specialist input into a feasibility study to build a solid financial case prior to developed design to ensure the initial capital investment and running costs are balanced against income over the life of the building and an appropriate scope of works actioned.
